USEFUL INFORMATION FOR TENANTS

CONDITION REPORT

You will be given 2 copies of the condition report. If you wish to add any further comments please fo so and return one signed copy within three business days from the commencement of tenancy.

OCCUPANCY

Only those whose names appear on the approved Tenancy Application form are to reside at the premises permanently. This office MUST be notified immediatly of any tenancy changes. Prospective new tenants must complete an application form and have it approved prior to moving in. BONDS are non-transferable without permission on the approved form.

UTILITIES

Electricity, telephone, heating fuel and water usage are the tenant's responsibility to have connected in their name and upon vacating, to have all accounts finalised.

CONTENTS INSURANCE

Are you insured? Too many people are casual about keeping up to date with the value of their belongings and insuring them. DON'T LET THAT HAPPEN TO YOU!

PAYING RENT

Rent is payable in ADVANCE at all times and should reach our office on or before the due date. It is a tenant's responsibilty to ensure this is done. Payments can be made by using cash, EFTPOS, internet banking or direct debit. Office house are:- 8.30am to 5.30pm Monday to Friday or 8.30am to 12 noon on Saturday.

RENT ARREARS

Any problems you may be experiencing in paying your rent should be discussed with your property manager. If you rent falls 14 days in arrears you will receive a Notice To Vacate.

GENERAL MAINTENANCE

For any maintenance problems please contact our office on 5021 2200. Any maintanance arranged by the tenant/s outside our normal busines hours will be at the tenant's cost unless it is proven to be an urgent repair.

URGENT REPAIRS

Always contact our office immediately on 5021 2200 if you have an urgent repair required after house. This phone number is available 24 hours a day and will direct you to the property manager on duty.

NON URGENT REPAIRS

For any non urgent repairs you will be asked to fill out a request form and hand it in to our office at 67 Lime Avenue, Mildura.

GIVING NOTICE

Twenty Eight (28) days notice in WRITING is required, as stated in the lease agreement (only 21 days is required for NSW leases). This will be strictly adhered to. Rent must be paid in full to the 28th day, except in the case of a lease break.

BREAKING A LEASE

This company will assist tenants who find it necessary to break their lease on the following conditions:-

a) the tenant is responsible for and must pay rent until their property is re-let to a suitable tenant.

b) the tenant must pay our agency all re-letting costs (equivalent to one and a half weeks rent, plus GST).

KEYS

Your tenancy does not terminate until all keys to your property are returned to our office. You are responsible for the rent until keys are returned. (i.e. if vacating on 23rd keys must be returned to the office no later than 10.00am, the following day). If you change the properties locks at any time, a spare key MUST be given to our office.

BOND

Your bond will be refunded only after keys have been returned to this office and a final inspection has been carried. Provided the premises are left in the same condition as when the tenancy commenced and rent is paid to the correct date, a BOND CLAIM form signed by both the tenand and outselves will be forwarded to the Residential Tenancies Bond Authority. If the form does not have the signatures of all parties involved the Authority will not automatically refund the bond.

SMOKE DETECTORS

Tenants are responsible for checking and replacing batteries in all smoke detectors every six months. If the smoke detector does not work after the battery is replaced the tenant must contact their property manager immediately.
