At Collie & Tierney First National we agree to provide the following services to our Landlords for an agents fee:-


• Inspect and detail the property, providing a current market rental appraisal and detailing any suggested modifications or improvements to ensure maximum rental income.

• Provide a Landlord's Information Kit which includes an Owner's Instruction Sheet incorporating appropriate instructions for maintenance and repairs, banking, insurance plus any other payments and setting out any additional charges or fees agreed.

• Market and promote the property including design, preparation, placement and payment of agreed advertising.

• Receive tenancy applications, confirming correct completion and verify applicant detail to provide a report to you about the applicant.

• In consultation with you, identify the tenancy most suited to the property given their personal inspection of the property and our checking process.

• Arrange preparation of the appropriate documentation: the condition report, the tenancy agreement, the bond documents.

• Provide a "moving in kit" to assist in developing a working relationship with the tenant. Brief the tenant on their rights and responsibilities.

• Collect and receipt the bond and rental payment for the first period of the tenancy agreement.

• Pay authorised accounts and statutory charges.

• Disburse the net rent to the Landlord by electronic banking, with a monthly statement detailing all income and authorised outgoings.

• Establish and maintain property and rental records.

• Undertake routine inspections of the property identifying the property presentation, condition, maintenance requirements and any need for repairs and supplying a written report to the owner.

• Administer rent review and lease expirations.

• Attend to maintenance requests from tenants: advise owner on necessary repairs and maintenance, arrange quotations for repairs and maintenance, pay trades peoples accounts.

• Prepare applications and serve notices in compliance with the legislation and/or tenancy agreement.
